Our Story: Building Homes and Relationships in the RGV
At AJ3 Construction, our roots in the RGV run deep, and our story is woven with the fabric of family, resilience, and a passion for building not just houses, but homes where memories are made. For over two decades, I had the privilege of supervising construction for esteemed builders like Dream Homes by J&J Residential and TriGen, gaining invaluable experience that shaped my understanding of quality craftsmanship. Alongside this, years in commercial construction added another layer to our expertise. Then came the challenging era of the COVID-19 pandemic. Like so many families, we faced our share of troubled times and sickness. This period of uncertainty and reflection led to a profound change in vision. It was a time that reminded us what truly matters – family, health, and the security of a place to call home. With the unwavering support of my brothers, who lead TriGen and Dream Homes, AJ3 Construction was born in 2021. This company is built on the foundation of that shared experience and a renewed commitment to our community here in Weslaco and across the RGV. Our goal is simple, yet deeply personal: to continue this proud Gonzalez family legacy, building trusted, beautiful custom homes, and eventually pass this torch to my son, Art Gonzalez, ensuring our dedication to your family's future endures.

What types of loans are available to first-time buyers?
- FHA (Federal Housing Administration) – This government program is used frequently by first-time home buyers. It only requires a 3.5% down payment and allows for borrowers to have a higher debt-to-income ratio. This program carries more restrictions for the program requirements and home restrictions. Interest rates for this program run a little lower than the Conventional Loan Program. - Conventional Loan – This program is offered by private lenders. It requires only a 5% down payment. This program does not allow as high of a debt-to-income ratio, and the interest is slightly higher but not by too much. The program is not as restrictive on the program requirements or the home restrictions. - VA Loan – This government program is for veterans. This program does not require a down payment in most cases and has interest rates comparable to the FHA loan. This program allows for higher-than-normal debt-to-income ratios. This program restricts the amount of fees that can be paid by the borrowers so sellers may also have to pay for some of the fees.

Building your custom home in the RGV with AJ3 Construction follows a straightforward process: 1. Consultation & Financing: We begin by discussing your vision and budget, guiding you through financing options, including help with pre-approval. 2. Design & Planning: We collaborate to create personalized architectural plans and select materials. 3. Permitting: We manage all necessary local permits and approvals. 4. Construction: Our team expertly builds your home from the ground up, with key milestones shared along the way. 5. Handover: We conduct a final walkthrough to ensure your complete satisfaction before presenting you with the keys to your new custom home.
What is mortgage pre-approval, and how do I get it?
A pre-approval is a written commitment. A pre-approval requires a full credit report, verification of income and proof of assets. Not to confuse with a pre- qualification, which is a general review of a borrower’s income and debts based solely on estimates provided by the borrower.
What additional costs should I budget for? Closing costs, property taxes, insurance, maintenance?
First-time buyers should budget for a down payment and closing costs. Depending on what program is best for the buyer, that will influence the down payment needed. Closing costs are typically 5% of the purchase price. Aiming for a high budget is always recommended.
Can I qualify for any first-time homebuyer grants or assistance programs?
There are Down Payment Assistance (DPA) programs that can be used as a first- time homebuyer. Most of them are income-based programs. There is also profession based DPA programs.
